Page 17: The Technical Tourist
Riverview's population is younger and has more married couples than
the state average.
Median age is 35.0 in Riverview while in Florida it is 38.7. (U.S. is 35.3).
Doesn't "median" mean that when you are driving on Lake St.
Charles Blvd., half the cars will be on your side of the median strip and
half will be on the other side?
Only 10% of the population in Riverview is 65 or older while in Florida it is 17.6% (U.S.
is 12.4%)
Riverview is a family area:
In Riverview's zip code 33569, 60% of the people are married.
By comparison, here are the marriage percentages for other areas:
State of Florida & Nation 54%
Hillsborough County 52% (interesting that the County is very close
to the state and national averages)
City of Tampa 44%
Median home value in Riverview is $123,500
Lake St. Charles's Location added

Where in the world is Lake St. Charles? For those of us
who would like to be able to convert, "LSC is behind the Kash
n Karry in Riverview," into a location fit for a technical
tourist, here is an estimate of the location of the big lake, Lake
St. Charles:
Decimal Degrees
27.873000 Latitude
82.347000 Longitude
Equivalent Coordinates in
Degrees Minutes Seconds
27 52 22.8000 N
82 20 49.2000 W
Lake St. Charles Elevation
LSC is in Evacuation Zone D - Yellow
which is when a storm surge of 22' is expected.
Hurricane Info.
Our houses floor slab is 26 feet above level (for yours,
check your survey, many include the elevation of the floor
slab). I think we are in one of the lowest areas of LSC, so
everyone elses house slab should at least be 26 feet above sea
level.
Archie Creek (the creek in the conservation area behind the
Lakeside section):
The 1987 USGS topographical map for the LSC area shows a
20-feet elevation for the top edge of Archie Creek.
The Archie Creek bottom must be about 16-13 feet above sea
level. Archie Creek is how water flows out of LSC to west
into Hillsborough Bay -- It does not flow into the Alafia
River -- what a great LSC Trivia Question!
The big lake, Lake St. Charles:
Information from the Southwest Florida Water Management
District shows that the top of bank elevation for Lake St
Charles (the big 70 acre lake) is 23.5 feet above sea level.
The seasonal/regular/design elevation of the water in the
lake is about 21 feet above sea level.
Slope of land:
Lake St Charles land area generally slopes to the
southwest. On the north side of the entire Lake St. Charles
subdivision there is a contour line on the 1987
topographical map showing a ground elevation of 25 feet.
Thus, the highest ground level (without the fill for the
houses) was about 25 feet on the northeast side of LSC
(Stratford).

April 2002 aerials were used by the county to show
zoning/land use for LSC in these PDF files--- (Lake St. Charles is a
