American White Pelican at Lake St. Charles.  These birds are winter-spring residents of LSC.  They spend the summer in the western USA and Canada, 
often in the mountain lakes. With wing spans of 9 feet these are some of the largest birds in North America 

 

An overview of LSC Governance

The Lake St. Charles Community Development District (CDD), a governmental special district under Florida Statutes chapter 190 (not a corporation), [Go to Index of Florida Statutes].

The CDD owns the land such as the lake, the trail, and the recreational areas, the Community Center, and other areas.  

The CDD borrowed money to build community facilities and structures.  This borrowing is called a bond.  LSC residents pay special assessments (like taxes) on your tax bill from the Hillsborough County Tax Collector each year to repay this loan.  

The CDD enters into contracts for landscape maintenance of the land owned by the CDD.  Residents, of course, own and must maintain all of their lots and property.    

 

 

The Lake St. Charles Master Association, Inc. (called the Home Owners' Association, Inc. or the HOA) (a corporation).

The HOA owns no land.  The HOA's primary function is to enforce the  Master Declaration of Covenants, Conditions, Restrictions and Easements

You need HOA approval to make some changes to your property.  The HOA ensures that all property complies with the architectural standards.
